Maintenance Technicians assist in maintaining all properties owned by the client.  The Maintenance Technician must be able to perform a wide variety of duties related to routine residential and commercial maintenance, unit turnovers, and landscaping maintenance.

• Plumbing repairs, including unplugging drain lines.

• Prep, paint, patch, and texture as needed.

• Connect, disconnect, and maintain swamp coolers; install and remove covers.

• Perform property and unit inspections.

• Replace electrical fixtures such as lights, smoke detectors, switches, outlets, etc.

• Maintain smoke and CO detectors.

• Pick up trash and perform grounds maintenance such as mowing and trimming, including snow removal.

• Make repairs to doors, cabinets, and drawers; replace if needed.

• Maintain the exterior of buildings; replace screens and broken windows.

• Repair/replace appliances.

• Install, repair/replace blinds.

• Occasional cleaning.

• Perform any tasks needed to maintain the rental properties in good condition.

• Maintain good tenant relations consistent with Fair Housing Laws.

• Must be able to safely operate hand tools and equipment.

• Must always keep work area safe.

• Understand and follow written and verbal instructions.

• Good time management is necessary.

• Operate and maintain shop hydraulic tools like floor jacks, shop presses, and fluid lifters.

• Cut, clean, and crimp hydraulic hoses and fit replacement lines.

• Disassemble worn assemblies, clean greasy parts, and prep components for rebuilds.

• Communicate with Yard/Shop Manager as to yard needs.

• Maintain, clean, pressure wash, paint, and repair all company equipment.

• Load/Unload trailers with necessary equipment and supplies.

• Installs, repairs, removes and maintains various company tools and equipment

• Accurately inspects all iron and equipment for defects, washed out parts, etc.

• Maintain a clean shop and yard to include, but not limited to sweeping, picking up trash, power washing pad, etc.

• Observes safe working practices, safety rules, and regulations 

• Communicate effectively with employees, the client representative and/or other third party service companies.

• Wears appropriate PPE as required.

• Comply with Attendance Standards.

• Other duties as assigned.

• Diagnose and repair diesel engines, hydraulic systems, electrical systems, air brake systems, and drivetrains.

• Perform preventative maintenance and routine servicing on diesel semi-trucks, company vehicles, and heavy equipment.

• Repair and maintain crushers, loaders, excavators, skid steers, and other construction equipment.

• Perform emergency field repairs when equipment breaks down on job sites.

• Complete inspections and maintain accurate maintenance records.

• Ensure all equipment meets safety and DOT requirements.

• Keep a clean, organized, and safe work environment.

• Work with the operations team to minimize equipment downtime.

• Transporting crushed rock, sand, gravel, salt, broken concrete, debris, asphalt, etc. to and from specified locations. Verifying the types of materials being transported and ensuring that they do not exceed weight restrictions. 

• Ensure materials are loaded correctly onto the dump truck. 

• Inspecting the dump truck before and after every trip or as required by management, which includes checking the oil, gas, and water levels as well as the lights and tires. 

• Complies with all aspects of truck maintenance, cleanliness, and repair in accordance with the guidelines specified in the Truck Driver's Handbook. 

• Communicates regularly with dispatcher to ensure that delivery schedule is being followed and that any problems with traffic or with site conditions are reported promptly. 

• Maintain accurate driver logs. 

• Complying with all safety rules and regulations. 

• Performs other job-related duties as required or assigned.

• Responsible for operating machinery on the rig floor to repair, maintain, or plug oil and gas wells.

•  Key duties include tripping pipe (handling tubing/rods), operating tongs and slips to make/break connections, rigging up/down, and maintaining a clean, safe workspace.

• Weld components in flat, vertical, or overhead positions.

• reading blueprints, setting up equipment, performing full-penetration code-compliant welds, and conducting visual inspections

• Proficiency in SMAW (Stick), FCAW (Flux-cored), and/or GMAW (MIG).

• Basic understanding of common mental or physical health conditions, including dementia or diabetes

• Familiarity with the use of mobility aids, such as wheelchairs and walkers, and common household appliances, such as stoves, ovens, dishwashers, washing machines and dryers

• Basic medical knowledge (e.g., first aid, CPR)

• Knowledge of best practices for responding to medical emergencies and delivering client care

• Strong communication and interpersonal skills

• Ability to assist clients with walking, transferring, bathing and completing other daily tasks

• Attention to detail for monitoring health changes

• Organizational skills to maintain accurate records for multiple clients and manage medications

Essential job duties for this position include the following items. Other duties must be performed as assigned or required:

● Assist client(s) in and out of bed, excluding the use of mechanical lifting equipment unless trained and documented as competent 

● Assist client(s) with walking, including the use of walkers and wheelchairs, when applicable 

● Provide meal planning, preparation, and feeding as required. 

● Provide medication reminders. 

● Remind clients to complete prescribed exercises when instructed by the appropriate health care professional.

• Fabricate and manufacture metal parts for later assembly

• Follow blueprints to ensure exact specifications of output

• Produce strong, clean welds

• Test output to ensure strength and tolerance of welds

A local construction company is seeking temporary employees to assist with their projects. Responsibilities include but are not limited to:

• Cleaning and preparing construction sites.

• Loading and unloading materials and equipment.

• Building and taking down scaffolding and temporary structures.

• Digging trenches, compacting earth and backfilling holes.

• Operating and tending machinery and heavy equipment.

• Following instructions from supervisors and implementing construction plans.

• Assisting skilled tradespeople in their duties.

• Digging holes, assisting the Superintendent with tasks around the site

•  Prior experience in construction work and familiarity with hand and power tools is required.

• Concrete Form Setters must be comfortable working outside in all types of weather conditions and lifting heavy objects.
